The hard part is the order, not the finishes

Picking finishes is the fun part and it is not what decides how a whole-home remodel goes. Sequence is. Electrical has to be roughed before drywall, drywall before flooring, flooring before base and cabinets, and paint has to land at the point where it will not get wrecked by the next trade. Get that order wrong on one room and you lose a week. Get it wrong across a whole house and you lose a season.

That is the real argument for keeping it under one crew. When a single company owns the schedule, the framer knows what the plumber needs, and the tile crew is not showing up to a floor that is not ready. Nobody is billing you for a return trip caused by somebody else's delay, because there is nobody else to blame.

Older Southern Utah homes come with their own surprises: aluminum branch wiring, polybutylene supply lines, undersized panels, walls that turn out to be carrying load, and additions that were never permitted. We open things up expecting to find some of that, price the likely discoveries honestly up front, and tell you the moment we find something rather than at the end.

A whole-home remodel is a general contracting job, not a stack of separate projects. We run the plan, the trades, the inspections, and the schedule from demo to final walkthrough.

Scope and sequence

Demo, rough-in, inspections, drywall, then finishes, run in order so no trade undoes another one's work.

Can I live in the house during a whole-home remodel?

Sometimes, and it depends on scope. If the work is phased room by room and one kitchen and bath stay usable, plenty of people stay. For a full gut with the utilities down, moving out is usually faster and cheaper overall. We are straight with you about which one your project is before you plan around it.

How long does a whole-home remodel take?

Longer than the sum of the rooms, because inspections gate the phases and lead times on cabinets, windows, and stone stack up. We give you a phased schedule up front and update it as each phase closes, rather than quoting one date that quietly slips.

What do you find in older Southern Utah homes?

Most often outdated wiring, supply lines past their life, undersized electrical panels, walls carrying load that nobody expected, and previous work done without permits. We plan for the likely ones in the original scope so a discovery is a conversation, not a crisis.

Should I remodel everything at once or in stages?

All at once is usually less total disruption and avoids paying twice to mobilize the same trades. Staging makes sense if you need to spread the work out or only part of the house actually needs attention. We will lay out both honestly, including where staging costs more.

Do you handle design, or do I need an architect?

For most remodels we handle the layout and selections directly. If we are moving structure, changing the footprint, or the project needs stamped drawings, we bring in an engineer or architect and coordinate them as part of the job.
